Local Inventory Levels:

Since the end of December Inventory Levels (number of homes for sale) has increased.  I expect that every year based on seasonal patterns.  The difference between now and a year from now it interest rates are up and that is causing some hesitation on the part of Buyers.  Additional concerns of buyers are gas prices so high and the stock market decline.  All of these items make potential buyers feel less "wealthy".  That wealth affect drives or hurts our market.  I expect homes for sale in Alpharetta, Cumming, Milton and Suwanee to continue to increase.  That is good for buyers to have more of a choice of home and a little more leverage when buying a home.  It is still a strong sellers market - but I am seeing a change in the last month or so.
